A couple who had owned an escarpment lot for nine years and had never been able to get anything approved on it.
The site sits inside the Niagara Escarpment Plan area. That is a separate permit from the municipal one, it is slow, and a refusal costs you a year.
Spent the first fourteen months on approvals rather than drawings — development permit, conservation authority, then the building permit, in that order, with the design held loose until each one landed. Nothing was drawn in final until we knew what would be allowed. The build itself took eleven months and finished on the original number.
