Seven phases. The last one starts after you move in.
Most of what goes wrong on a build goes wrong before anyone picks up a tool. This is the order we do things in, and roughly what each one takes.
You tell us what you want and where. We tell you whether the site will allow it and roughly what it costs. If your budget and your plan are not in the same place, this is where you find out, and it costs you nothing to find out here rather than four months in.
Site, zoning, servicing, permits. On a straightforward lot this is a few weeks. Inside a conservation authority or the Niagara Escarpment Plan area it has taken us over a year. We do this before design, because designing a house nobody will approve is the most expensive mistake available. You do nothing in this phase except decide.
Drawings you can actually read, revised until it is right. Expect three or four rounds. The number of rounds is not the problem — changing your mind after this phase is what costs money.
One number, itemised, built from real quotes rather than an allowance sheet. It is fixed. Changes are quoted before the work, never after it.
One project manager, on your job start to finish. Weekly updates whether or not there is news, and you always know who to call. You are welcome on site any time; we would rather you came often.
Walkthrough, deficiency list, and every manual and warranty in one binder. We do not close out a job with items outstanding.
We come back at 30 days, at one year, and whenever something moves. Houses settle. Doors drop. Your Tarion coverage runs seven years. So do we.
The two questions everyone asks
It does not, unless you change something. The fixed price is fixed. When you change your mind — and most people change their mind at least once — we quote the change before we touch it, and you decide. You will never open an invoice and find out afterwards.
Depends what, and when. Moving a wall before drywall is a day. Moving it after is a week and a different number. We will tell you which one you are asking for before you decide.
